CURRENT OPPORTUNITY: Division Manager - Framing

Description of Position – The Division Manager - Framing will provide overall direction for the Framing Division, accounting for all aspects of planning, contract administration, and compliance to ensure the safety, quality, schedule and profitability of the division and each of the division’s projects.

Organizational Relationships – The Division Manager - Framing reports to the President of CF Evans Construction. Normal inside contacts will include: all employees of CF Evans’ and Santee Business Solutions’ field, project management, preconstruction/estimating teams, accounting, construction administration, human resources and IT. Outside contacts include clients, architects, engineers, subcontractors, vendors, and building inspectors.

Job Duties & Responsibilities

  • Ensure enforcement/ compliance of CF Evans Construction’s corporate safety, quality, and schedule / production management programs, as well as lead and direct project planning and customer service programs for projects. Foster and ensure cooperative and collaborative internal and external partner relationships.

  • Develop or further enhance existing business model for the division, including the creation of standard operating procedures as related specifically to a framing operation.

  • Ensure profitability of division by communicating regularly with the Vice President of Construction, the Director of Construction, Senior Project Managers, the Executive team, direct reports and other relevant stakeholders to discuss:

  • Overall project status

  • Monthly project financials

  • Cost forecasts

  • Internal and client budget reviews

  • Cost estimates

  • Cost reports

  • Cost breakouts

  • Pay requests

  • Owner payment applications

  • Cash flow analysis

  • Resource allocation

  • Change orders status, documentation and communication to relevant stakeholders

  • Goals and deadlines

  • Possess intimate knowledge of design, code compliance, constructability, the phasing and sequencing of construction activities, etc. including but not limited to structural, architectural, mechanical, electrical and plumbing designs so that there are minimal design and coordination conflicts and a successful framing installation is achieved.

  • Demonstrate the ability to manage multiple framing projects and staff while maintaining positive and professional relationships with staff, existing and potential clients, subcontractors and vendors.

  • Demonstrate a concentrated emphasis on coaching, mentoring, team building and talent development.

  • Ensure entire project teams and stakeholders have a thorough understanding of project-specific contract documents (esp. IFC drawings, specifications, submittals, etc.).

  • Ensure bidding, award, preparation, and execution of subcontracts and purchase orders are administered as efficiently as possible for projects.

  • Proactively anticipate, identify, and isolate matters of risk. Expediently mitigate risk to a timely, reasonable, and equitable resolution.

  • Track, analyze, and direct: Contract and 3-week schedules; project controls for subcontract trade work, vendor-supplied materials, equipment, services, etc., and third-party activities, including but not limited to pre-planning, monitoring, and inspections.

  • Drive best practices for process improvements, technology tools and solutions to ensure consistent and reliable results, gain efficiencies, and continually improve project team performance

  • Drive best practices for strategic and tactical goal setting and accountability with staff, subcontractor and vendor partnerships by setting direction, aligning resources, motivating, inspiring to ensure accountability.

Requirements of the Positions

  • Education & Certification – Related education and/or experience; OSHA 30 completion card.

  • Recommended Work Experience – 7-15 years relevant experience in multifamily construction with a minimum of 5 years of framing management experience.

  • Physical Demands – Prolonged standing, sitting, walking, climbing, balancing, bending, stooping, kneeling, crouching, crawling, reaching (with arms and hands), handling, talking, hearing, depth perception, lifting, vision (close, peripheral, depth, ability to adjust focus), and lifting/moving up to 35+ pounds

  • Working Conditions – Regular, local, and regional travel to project sites, clients, and meetings required; Project site conditions vary and are affected by local weather; Must be able to safely navigate project locations during various stages of construction; Often work with teams in temporary offices, under stressful conditions, and outside normal business hours.
